A Class Q barn conversion transforming three agricultural barns into four high-quality residential units, combining contemporary architectural design with rural character. The scheme maximises internal space, natural light and layout efficiency while delivering luxury countryside homes through intelligent architectural planning and design.
Thoughtful architectural design allowed us to maximise space within the existing barns while creating four beautiful contemporary homes that remain true to their rural setting.

This project involved the Class Q conversion of three agricultural barns into four luxury residential dwellings, carefully designed to retain the character of the original farm buildings while introducing a refined contemporary aesthetic.

Through intelligent architectural design and spatial planning, the layout was optimised to maximise usable internal space within the existing structural envelope. By carefully positioning openings, circulation routes and double-height areas, the design creates bright, spacious interiors while maintaining the integrity of the original agricultural form.

Externally, the barns feature a contemporary rural palette of vertical timber cladding, dark metal detailing and large glazing elements, creating a modern interpretation of traditional agricultural architecture. This approach ensures the development sits comfortably within the surrounding countryside while delivering high-quality contemporary homes.

The result is a high-end rural development that blends modern luxury architecture with traditional barn character, unlocking the potential of underutilised agricultural buildings through the Class Q permitted development process.

Located within a rural Derbyshire countryside setting, the project demonstrates how Class Q barn conversions can create exceptional residential spaces while preserving agricultural heritage.

The architectural strategy focused on three key principles:

Maximising internal space within the existing barn structures
• Introducing natural light through carefully placed glazing
• Maintaining the authentic rural aesthetic through sympathetic materials

The development delivers four contemporary homes designed around efficient layouts, generous ceiling heights and modern open-plan living spaces. The use of durable natural materials, including weathered timber cladding and dark metal accents, reinforces the agricultural character while providing a clean and modern architectural finish.

This project highlights Hawkstone Developments’ expertise in rural architecture, barn conversions and luxury residential design, demonstrating how careful architectural planning can unlock the full potential of agricultural buildings through Class Q permitted development rights.
