Project Management

Independent project management through construction

Planning has been granted, the technical drawings are complete and the contractor is ready to start. This is the point at which most clients lose sight of their own project.

Construction-stage support

Our construction-stage service keeps an informed, independent eye on the work as it is built, so that what goes up reflects what was approved. You get a point of contact who already understands the design, periodic inspections of the work, and a written record of progress.

Hawkstone is an architectural design and planning practice for homes, working across Derbyshire, Staffordshire, Cheshire and beyond.

Scope

What we do,
and when

The number of visits and the exact level of support are agreed in your individual proposal. A typical appointment includes up to two site inspections each calendar month.

01

Pre-construction review

We review the approved design, the technical information, consultant requirements and any planning or Building Control matters that affect the construction stage.

Pre-start meeting

We meet you and the contractor to go through the proposed works, the programme, communication arrangements and the key milestones. A written agenda is prepared and issued.

02

Periodic site inspections

Agreed visits to review general progress, visible workmanship and apparent conformity with the approved design information.

Written site reports

After each visit you receive a report recording progress, our observations, recommended actions and the work expected over the following weeks.

Construction-stage communication

Telephone and email support throughout the build, and answers to design-related questions as they come up.

Design and consultant coordination

Liaison with the contractor, specialist consultants and Building Control where reasonably required, to keep project information aligned and respond to issues raised on site.

03

Pre-completion inspection

A review of the substantially completed work, and a schedule of visible defects, incomplete items and outstanding work for the contractor to address.

Completion support

We review the status of the recorded items and support communication between you and the contractor as the project moves towards handover, where this is included in your appointment.

Projects that benefit from
construction-stage support

Construction-stage support matters most where the detail is the point of the project. These are the three types where we are most often appointed.

01

Bespoke and architect-designed homes

Materials, junctions and finishes are chosen deliberately. A substitution made quickly on site can undo that work before anyone notices.

02

Rural and barn conversions

Existing structures reveal themselves as work progresses. Decisions made on site have to be tested against what the approval actually permits.

03

Heritage and listed properties

Historic fabric, specified materials and the conditions attached to consent all have to be respected as the work is carried out.

This is likely to suit you if

You have planning permission and technical drawings, and construction is about to begin.

You want client representation throughout the build, overseeing key stages and managing stakeholders.

You want clear reporting and visibility over build programme, contingency and quality.

Your project involves details, materials or planning conditions that need to be followed closely.

FAQs

Common questions

  • What does a residential construction project manager do?

In our case, it means holding the design side of a project while it is being built. We review the approved information before work starts, chair a pre-start meeting, inspect the work periodically, report on what we find, coordinate with consultants and Building Control, and inspect the finished work against the approved design.

  • What is the difference between a project manager and a site manager?

A site manager works for the contractor and runs the site day to day: sequencing the trades, ordering materials, maintaining safety and keeping the build moving. We work for you, and independently of the contractor. We are not on site every day and we do not direct the work. We check that what is being built matches what was approved, and we tell you what we see.

  • When should you become involved?

Before the contractor starts, ideally. The pre-construction review and pre-start meeting are the two points where this appointment does the most good, because they set out how the project will run while everything is still open.

  • How often will you inspect the work?

The frequency is agreed in your proposal and is set against the length and complexity of the build. A typical appointment includes up to two inspections a calendar month.

  • Will I receive a report after every site visit?

Yes. Each visit is followed by a written report recording progress, our observations, any recommended actions, and the work expected over the following weeks.

  • Can you check whether the contractor is following the approved design?

That is the core of the service. Our inspections review general progress, visible workmanship and apparent conformity with the approved design information, and anything that departs from it is recorded in the report and raised with you and the contractor.

  • Do you coordinate with consultants and Building Control?

Yes, where it is reasonably required. That includes liaising with the contractor, structural engineers and other specialist consultants, and with Building Control, to keep project information aligned and to respond to issues raised on site.

  • Do you carry out pre-completion and snagging inspections?

Yes. As the work approaches completion we inspect the substantially completed building and prepare a schedule of visible defects, incomplete items and outstanding work for the contractor to address. Where it is included in the appointment, we then review the status of those items as the project moves to handover.

  • How much does construction-stage project management cost?

Fees depend on the length of the construction programme, the number of inspections and the level of coordination involved, so they are confirmed in your individual proposal rather than quoted as a fixed figure. Tell us what the project is and when it is due to start, and we will set it out.
